Summary:
BASIC FUNCTION The Maintenance Manager supports the Real Estate and Facilities (RE&F) department by optimizing the company's Maintenance Management.
This includes monitoring and improving maintenance practices ensuring Data Center equipment uptime.
Also includes coordinating and scheduling specific long term maintenance activities for the critical assets ensuring the successful 24X7 operation of each site, as directed by the Director, Maintenance and Reliability.
The Maintenance Manager also assists in the development of methods to optimize scheduled maintenance, maintenance training, verify follow-up work is identified/executed as well as auditing proper completion and effectiveness of performed maintenance.
Working at NTT ESSENTIAL DUTIES & RESPONSIBILITIES Function as the Subject Matter Expert (SME) for all aspects of Preventive and Corrective Maintenance.
Focus on all maintenance processes to reduce potential equipment failures.
Maintain Scopes of Service on all equipment types specifying intervals and tasks necessary to properly maintain Data Center and Facilities equipment.
Determine what can be accomplished with internal or external resources.
Oversee the inventory management program specifically identification of the proper critical spare parts, on-hand quantities, reorder points and the program effectiveness.
Serve as the project manager for long-term maintenance events, such as:
high voltage substations, switchgear, transformers, etc.
Develop and maintain the company's maintenance training program to ensure proper skill levels for internal technicians to optimize maintenance performance.
Create an audit program to evaluate the overall maintenance program to include:
evidence of proper maintenance, training, adequate parts on-hand, Mean-Time-To-Repair.
Maintain the appropriate policies and procedures regarding maintenance management.
Maintain the Master multi-year maintenance schedule to ensure scheduling of all required PMs within the Computerized Maintenance Management System (CMMS).
Coordinate the schedule with site Maintenance Coordinators for deconfliction and optimum timing with other activities.
Coordinate with Asset Manager to evaluate for TCO effectiveness and budgeting for maximizing asset expected lifetimes.
Provide feedback to the Asset Management group on vendor performance.
Review problem databases to evaluate the effectiveness of the maintenance system for reducing equipment failures.
Includes tracking needed corrective work.
Coordinate feedback related to maintenance and collaborate with cross functional teams for continuous improvement of internal processes.
Identify opportunities to increase equipment reliability and uptime, reduce costs and associated work.
Recommend where PdM could replace PM tasks.
Participate in any root cause analysis events as they relate to maintenance activities.
Monitor PM cost tracking in the CMMS.
Provide feedback for budgeting for PM activities.
Evaluate for cost saving opportunities and provide input to management.
Create and maintain reports and dashboards as required in the CMMS to ensure effective evaluation of maintenance processes and improving efficiencies Recommend metrics which will measure team performance as well as individual task performance and vendor performance.
Coordinate across multiple departments and sites to collect proper data.
Create, deploy, and share best practices at the facility level and share with other sites.
Attend annual maintenance related conferences as required.
KNOWLEDGE, SKILLS & ABILITIES Knowledge of Mechanical, Electrical, and Plumbing (MEP) infrastructure to assist in coordinating facility/utility system maintenance activities.
Must have knowledge of reliability centered maintenance principles and maintenance strategies.
Must have experience with maintenance best practices such as Precision Maintenance techniques (e.
g.
dynamic balancing, equipment alignment, equipment repair standards, etc.
).
Must have experience with predictive maintenance technologies (i.
e.
, Vibration, Tribology, Thermography, Ultrasound, Motor Circuit Analysis).
Experience in facility operations, project management, and process and procedure improvement development.
Understanding of the impact on the data center infrastructure while conducting maintenance.
Significant knowledge of good maintenance practices grounded in experience.
Experience with leading and delivering technical training.
Ability to interpret and understand policies and procedures and relate them to others.
Excellent communication skills, both written and oral.
Ability to communicate effectively with customers and internal staff including management.
Ability to operate in and promote a rigorous process-driven team environment.

Associate Degree in Business Administration, Technology, or equivalent education and/or work-related experience.

years of maintenance and/or reliability experience in a manufacturing, production, industrial, military or related environment 5
years data analysis experience in the facilities maintenance program, specifically in asset management and maintenance optimization.
5
years working experience working with enterprise asset management software suite or CMMS.
Level 1 certification in one PdM technology:
thermography, ultrasonic, oil analysis or vibration analysis is a plus.
People leadership experience a plus.
PHYSICAL REQUIREMENTS Ability to communicate effectively with verbal, visual and listening skills.
Close visual work on a computer terminal.
Dexterity of hands and fingers to operate any required equipment as well as to operate computer keyboard, mouse, and other technical instruments.
WORK CONDITIONS Extensive daily usage of a computer or workstation.
SPECIAL REQUIREMENTS Occasional travel to facility locations will be required.
Remote position.
This is a remote position that requires reliable internet connection and electricity.
A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device, if applicable.

offers competitive compensation based on experience, education, and location.
Base salary for this position is $88,000 - $126,000.
All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
