is a National Commercial Developer seeking a Construction Owners Representative experienced in new commercial construction of multistory self-storage buildings.
Construction owner representatives will coordinate and plan projects from beginning to end, including preparing budgets and cost estimates, creating and maintaining construction schedules, collaborating with engineers and architects, and communicating project progress.
The ideal candidate will be familiar with cast-in-place and concrete tilt panel construction, metal framing, standing seam metal roof and pre-engineered steel buildings.
The ideal candidate must possess experience in the construction bid process and project scheduling.
Job Duties /
Responsibilities:
Must be capable of coordinating multiple projects.
Manage construction of commercial buildings, contractor selection and contracts Coordination with contractors, architects/engineers, and city officials Project tracking, scheduling, on-site inspections and project close-out Travel required.
Direct and oversee construction projects from conception to completion while monitoring compliance with safety and building regulations.
Prepare external and internal reports relating to job status, daily progress, estimates, and deliverables.
Negotiate agreement terms, manage construction contract drafts, bid on projects, and obtain permits to analyze and mitigate risks.
Communicate with the responsible parties to ensure quality construction exceeds company standards and proper industry techniques and processes are utilized.
Review projects on a daily basis to ensure quality construction standards exist, construction schedule is on track, and estimates remain within budget.
Work under deadlines in a fast-paced environment to plan and coordinate all aspects of the building process.
Plans and establishes operational objectives for a team of support personnel within a clearly defined job area.
Assigns tasks to a team to achieve operational targets, service standards, etc.
Manage day-to-day elements of the budget.
Develops, approves, and communicates construction logistics plans, verifying they are in place and clearly understood.
Ensures that projects are proceeding according to these plans.
General Contractor/Subcontractor Oversight:
Monitors, inspects and ensures General Contractor/subcontractors are performing the work safely, are adhering to schedule, and are producing quality work in line with subcontractor agreements.
Solves general problems by drawing from prior experience, analysis, and consideration of broader issues and job areas or specialties.
Communicates with parties within and outside of own job function, which may include external customers or vendors depending upon the job function.
Customer Relations - Maintains a positive working relationship with all general contractors, subcontractors, and support personnel.
Subcontracts And Purchase Orders - Analyzing scope sheets, negotiating awards, and writing subcontracts/purchase orders for various trades.
General Contractor and Subcontractor Change Orders - Tracks change orders to General contractor/subcontractors.
Reviews change requests for validity, accuracy, and appropriate detail.
Job Cost Reports - Assists in analyzing job budget with the ADVP on a monthly basis.
Receivable Administration - Reviews subcontractor applications for payment with the ADVP as needed.
Payable Administration - Reviews and approves percentage complete for project payables with the ADVP on a monthly basis.
Reviews and codes general invoice expenses.
Submits to ADVP for review and final approval.
Meetings - Create/Attends and participates in the project specific meetings:
weekly General Contractor and subcontractor job site, turnover, pre-punch, punch and closeout meetings.
Send meeting information to your ADVP.
Contract Document Updates - Maintains an updated set of contract drawings throughout the course of the project.
Distributes and tracks all contract document changes to the ADVP and UHI and all subcontractors affected by the change per the direction of the project manager.
Request For Information (RFI) - Reviews General Contractors / subcontractors RFI's for validity, constructability recommendations and cost impacts.
Creates and tracks initial RFI and sends to architect.
Distributes RFI response from architect to the General Contractor and all subcontractors affected by RFI.
Reviews RFI response for cost and schedule impacts.
Submittals - Reviews submittals for conformity to specification and drawings per the direction of the ADVP/UHI.
Tracks all submittals and returns to general contractors/subcontractors after the architect review.
Coded Estimates - Applies cost codes to all task items and submits to accounting upon receipt of the final estimate from the estimating department and as directed by the project manager.
Schedule - Participates with the ADVP and General Contractor in drafting the master schedule for each assigned project.
Obtains updated schedule from the General contractor and distributes to the ADVP (weekly) Project Control System (PCS) - Maintains pcs to ensure that all construction administration documents are filed in their appropriate file in a timely manner as the job progresses.
Certification Of Occupancy Check List - Reviews with the general contractor the certificate of occupancy check list to ensure all items are completed as required for final certificate of occupancy.
Punchlist - Distributes all completion and punch lists to every subcontractor affected by the list.
Coordinates with the project superintendent on expediting and monitoring completion of all punch list items.
Company Vehicle provided to right candidate.
Education and Experience Bachelor's Degree Construction Related (degree not required) or if you don't have a degree you must have 5
years of equivalent experience.
Experience in the following fields preferred:
Asst.
Superintendent, Superintendent, Asst.
Project Manager, Project Manager, or any construction trade foreman/leadman role Understands basic management approaches such as work scheduling, prioritizing, and process execution.
Typically requires broad job knowledge of technical or operational practices within assigned discipline.
