Job Responsibilities Reporting to the Director of Construction, responsible for analyzing and reporting construction costs and accounting data including, but not limited to variance analysis, forecasting, and general project cost accounting. Supports all new store and remodel construction projects from pre-construction through project closeout. Supports new store and remodel functions including, but not limited to maintaining construction files, timely receipt/approval of submittals, monitoring insurance/bond status & job costs/budget, processing construction payment applications, architect invoices, wire transfers, change orders, miscellaneous billings, etc., tracking lien waivers/releases and lien claims on property, construction correspondence, monitoring change orders & status, preparing & auditing final close-out costs & requirements. Interface w/Real Estate Paralegal(s) regarding construction related legal issues and contracts. ESSENTIAL DUTIES AND RESPONSIBILITIES Manages processing of new store and remodel pay applications, invoices, purchase orders and change orders. Responsible for bid recap for cost/bid comparisons. Maintains and updates financial reporting for all projects and provides regular summaries as directed. Analyzes all department cost data to identify trends and understand causes for variance. Assists accounting department with quarterly/annual CIP cost audits and upcoming disbursements for work completed through the prior quarter/year Monitors insurance of contractors and Architects to guarantee compliance with PetSmart specifications. Track and procure Tenant allowance (submitting all necessary legal documents and correspondence to Landlord). Responsible for tracking/compliance for all lien waivers, lien claims and change orders. Tracks preliminary lien notices; lien waivers/releases, final unconditional lien waivers, including intent to file liens and filed lien claims. Administer the Construction (USGN) website for project additions, setup, trouble shooting and vendor contacts. Maintain archive systems files. Additional Activities: Update Policies & Procedures manual annually EDUCATION and/or EXPERIENCE Requirements include a Bachelor's Degree preferably in Accounting or Finance and a minimum of three years experience in a construction office environment with emphasis on real estate transactions and lease negotiation/administration. Must have at least 3 years of experience doing statistical analysis and root cause data analysis and ability to do project cost accounting. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
