The primary role of the Regional Marketing Director is to effectively market each CWS community, ensure quality service to our residents, and provide assistance to our communities to enhance performance.
This position reports to the VP-Marketing and will be based out of Phoenix, Arizona. Portfolio will consist of Phoenix, Denver, California, Seattle and San Antonio.
Requirements
What will I be doing?
Provide support to Community Directors, Regional Directors and On-Site teams on all communities within the CWS portfolio with relation to marketing.
Identification of strategic marketing initiatives and ability to implement and train to promote the leasing velocity. Growth of revenue by social and local strategy and outreach.
Committed to ensuring quality customer service for our residents.
Visit sites under contract and provide a comprehensive marketing budget outlook for first year operations as well as a mapped marketing strategy for advertising recommendations.
Visit underperforming assets, provide a detailed analysis of areas of concern, give suggested changes to improve traffic, net leases and overall conversions within a marketing plan that is developed to enhance community performance and move toward goal.
Evaluate paid advertising sources for ROI.
Vet and research new partners that could benefit and strengthen the overall performance and online exposure of the assets.
Effectively provide advertising sources that bring appropriate amounts of qualified traffic to each community enabling leasing performance to align with stabilization goals and or exceed.
Oversee website content management.

Must have excellent computer and software skills
Must have working knowledge of SEO, social media, Google Analytics, keyword development, email marketing, and online campaigns
Must have excellent written, oral, and presentation skills
Must have excellent customer service skills
Must be able to effectively multitask in a fast-paced work environment with consistently shifting priorities, while maintaining attention to details, deadlines and budgets
Well-skilled and versed in Website, Reputation Management , Social Media Management and implementation of strategic planning on a national level.
Experienced in new development, lease-ups, acquisitions, and associated competitive and marketing plan development.
Must have ability to work independently as well as part of a team
Travel of at least 50% required
Minimum
Qualifications:
Must have a 3-5 years of experience as a Marketing Director supporting medium to large portfolios
Must have a high school diploma or GED; 2-4 years of college preferred
